Project overview:

Located at the entrance to historic St James’ Park, in Westminster, 40 Broadway offers nearly 100,000 sq.ft of office space designed for today’s market. Next Gen Rooflights delivered a premium, made-to-order modular rooflight system for the high-spec project in the prestigious Broadway and Christchurch Gardens Conservation Area.

It was designed to meet the need for sophisticated facilities, helping create a positive, contemporary work environment. The development comprises 10 floors, including a communal roof terrace and outdoor balcony space with 360-degree views of the surrounding area.

Our role focused on integrating natural light into the space as well as strength and stability standards throughout. We took the necessary time to gain a thorough understanding of the architectural vision and the role daylight would play in the project.

Our scope:

We supported the project’s ambitious architectural vision while delivering on sustainability and wellness targets. Our team delivered a made-to-order rooflight solution for this landmark London development, ensuring compliance with vital building regulations and requirements while bringing natural light into the space in a dynamic way. This would be applied across multiple levels, giving dynamic lighting throughout the workspace.

To support the project’s sustainability objectives, our rooflights needed to minimise heat loss to reduce the building’s life-cycle carbon footprint. This would help to strengthen ESG credentials and support wider sustainability ambitions.

We also needed to supply both REI60 fire-rated and non-fire-rated rooflights, alongside CWCT Class 2 certified systems, the highest non-fragility classification for rooflights.

Main challenges:

  1. 40 Broadway is surrounded by Grade II-listed buildings and stands out as a modern monolith in the heart of historic London. We needed to deliver a contemporary design that didn’t clash with historic surroundings.
  2. The project needed to meet stringent wellness and sustainability targets driven by government legislation and stakeholder ESG requirements. With more than 1,000 people expected to work in the building, providing frequent access to natural daylight was an important wellbeing consideration.
  3. Harmoniously combine two separate structures with differing floor levels, while respecting the planning envelope and façade treatment of the area. As part of developing the lighting solution, we needed to ensure the system met key fire safety, strength and stability standards throughout.

The result:

By incorporating our natural light solutions into the development, daylight penetrates deep into the office space, creating an uplifting working atmosphere for occupants. The open, vibrant environment energises employees and supports their wellbeing throughout the day.

The 40 Broadway development required a coordinated approach to rooflight design, integrating both fire-rated and fixed multipart systems across a complex roof structure. The solution was developed to align with project-specific performance criteria, supporting both compliance and architectural intent within a high-profile commercial environment

Helped minimise energy use. By reducing reliance on artificial lighting during daylight hours and using solar-control glass to improve thermal performance, the rooflight system helps lower annual energy demand. Various specifications, including solar-control glazed panels, help ensure that people and technology inside the building do not overheat, while smart controls allow fresh air to pass through without relying on energy-intensive cooling solutions such as air conditioning.

Outcomes:

  • BREEAM Excellent: This building ranks in the top 10% of new non-domestic buildings in the country for sustainability. It also targets EPC A, meaning exceptional energy efficiency, with near-zero carbon emissions and lower energy bills.
  • WELL Platinum: The highest tier of WELL Certification, confirming that 40 Broadway meets key targets surrounding human health and mental clarity.
  • REI60 fire-rated rooflights: Ensures the building can withstand fire conditions for at least 60 minutes while maintaining structural integrity, bearing capacity and thermal insulation.
  • Nominated for the “Best Refurbishment Project” award in  RCI Magazine 2026 Facade Awards.
