40 Broadway, located within the prestigious Broadway and Christchurch Gardens Conservation Area, is a standout development in the heart of London. The building is surrounded by several Grade II listed buildings, making it an important part of the city’s rich architectural heritage. The challenge in this project was to harmoniously combine two separate structures with differing floor levels, while respecting the planning envelope and façade treatment of the area.

Designed by architect 3D Reid, 40 Broadway will offer approximately 100,000 sq ft of prime office space, strategically positioned near St James’s Park and Westminster. The development also includes a ground-floor café and an impressive roof terrace with 360-degree views of the surrounding area. This ambitious project is aiming for WELL Platinum and BREEAM Excellent ratings, ensuring the highest standards in building performance and occupant wellness.

Project Brief

Our involvement in the 40 Broadway project came after being appointed by RED Construction Group to design, manufacture, and install bespoke REI60 fire-rated and non-fire-rated rooflights, all designed to meet CWCT Class 1 non-fragility standards. These rooflights are a key component in improving the building’s natural light and providing a high level of safety and durability.

RED Construction Group is delivering 125,000 sq ft of CAT A office space across the building, from the basement to Level 8. The final development will also feature a large roof terrace and a ground-floor café, offering an exceptional environment for both work and relaxation.

As part of the design by 3D Reid, the building aims to maximise occupant wellness through features such as landscaped outdoor terraces and ample natural light. In addition to achieving WELL Platinum and BREEAM Excellent ratings, the project focuses on creating a collaborative, innovative workspace.
