Modern Glazing within a Conservation Area
Located in the South Shoreditch Conservation Area, 27 Hoxton Square underwent a major transformation to sensitively extend and modernise the building while respecting the historic setting. The redevelopment created a contemporary workplace in one of London’s most vibrant creative and tech districts.
Working with TTSP Architects and leading contractor 8Build Ltd. We designed, supplied and installed a series of bespoke rooflights – each contributing to the building’s architectural vision while also meeting stringent fire and safety regulations.
Bespoke Glazing Solutions Delivered
As part of our contribution to this contemporary restoration we designed, supplied and installed the following:
- Large Glass Box Rooflight:
A 6.8m x 3.4m x 0.6m high structural glass box rooflight incorporating integrated electric AOVs (automatic opening vents) – providing both dramatic natural light and compliance with smoke ventilation requirements.
- Wall Abutted Rooflight:
A striking 9.5m x 1m glazed element set against the building’s wall, maximising light penetration deep into the interior spaces.
- Fire Rated Walk-On Rooflight:
A 7.5m x 2.3m shaped walk-on rooflight, EI30 fire rated, engineered to provide safety, daylight and circulation in equal measure.
Extending the Boundaries of Performance
This project amply demonstrates our ability to deliver more than just standard rooflights. Hoxton Square was a challenging location (due to logistics) yet we installed a bespoke multipart EI30 fire-rated solution and provided a detailed architectural design to ensure a large format glass box rooflight could incorporate vertical opening sections to provide smoke ventilation without compromising the clean architectural lines. Collaboration and Delivery
As highlighted earlier the tight urban location, meant close coordination with 8Build was essential. Road closures and cranage were meticulously planned to allow safe delivery and installation of oversized glazing units in one of Shoreditch’s busiest areas.
The result was a light-filled, naturally ventilated modern workspace with bespoke rooflight design that complemented the architectural restoration integrating fire performance, ventilation and aesthetics into a seamless whole.
